Famous madrilean buildings that have fallen in disuse do not bet on its conversion into housing

Spain Building, Palacio de la Música, Mercado de Legazpi, Mansion of the Vargas, etc ... most of these buildings do not have a solid idea of rehabilitation in the future.

The renowned architect Carlos Rubio Carvajal commitment to apply "good architecture" and says: "I would have to break the taboos of housing today, very conventional and conservative."

Many of the landmarks of Madrid which are currently unused not only traverse an obvious poor condition but also share a common characteristic: their disregard for the possible conversion into housing. The truth is that many of these properties do not even have a real plan of rehabilitation, but those other "in process" see no residential use as a possibility.

As example we will show six of these emblematic Spanish capital forgotten buildings, to exemplify the "residential amnesia" from their owners, which obscures them the fact that those buildings can be used for living: Palacio de la Música, Edificio España, Mansion of the Vargas, Legazpi Market, Building for Chamberí and Alzheimer Center "La Latina."

Palacio de la Música

This construction of 6.630 square meters is considered as a “Cultural Site" and belongs to the Fundación Especial Caja Madrid since 2008. Until then, and due to its privileged location in Madrid's Gran Via, its use was primarily cultural and contained some cinemas. Madrid City Council authorized the Rehabilitation Plan and the works already completed. Edificio España

This flagship building in Madrid was opened in 1953, becoming a symbol of the identity of a modern country. The rehabilitation project began in 2007 but stalled around 2014, when the sale of the property of 76,000 square meters was annouced, to the Chinese tycoon Wang Jianlin. Mansion of the Vargas

This construction of municipal ownership is in disuse since 2008. It was previously renovated with public money to accommodate the Municipal Sports Institute. Draws attention to its poor condition, for which it has been held even at risk of collapse.

Market of Legazpi

With numerous rehabilitation projects behind it, the former Fruit and Vegetable Market in Legazpi is waiting for one of them to a successful conclusion. The idea of making it home to Urbanism and the possibility of turning it into a transport interchange have not borne fruit. Are available in the 24,000 meters that do not seem to be room for houses.

Building in Chamberí
In the 20s the building housed the City Hall, but to date the construction seated at Calle Alberto Aguilera is empty. Its 2,700 square meters could be spent on housing solutions, but the idea is to house the House of Portugal. Alzheimer's Center  “La Latina”
This property has still not been released, although its construction was completed in 2011. It is abandoned since early 2012 and the investment projects remain stalled. These are just six examples of historic buildings in the capital without a job or benefit right now despite their good locations and potential of any kind, whether residential or not. And that is the property that the current architecture can give them any life, as the renowned architect Carlos Rubio Carvajal, the Rubio & Alvarez-Sala. "Good architecture is able to revive and restructure any building," he remarks, while acknowledging that "housing has little relevance in this type of property."

Thinking about these iconic buildings unused and potential residential use, famed architect believes that "with imagination and talent can be done very interesting projects in these buildings, despite the constructive complexity involved" and whose success, commercial, architectural can be assured.

Rubio Carvajal explains that there is a demand to which it draws live in less conventional places that have nothing to do with the new PAU of Madrid. "In these iconic buildings, we might have to do houses with open and fluid spaces. Should we break the taboo of housing, which today is now very conventional, very conservative," he says, referring to the major US cities, as new York, where people live in unconventional spaces, but very attractive.
